I specialize in working with first time home buyers in the Orlando area and as an REO listing agent. Often times I am given the bank owned properties weeks before they are actually put on the market. This time allows myself and the bank to get the property ready for the market. I only deal with banks who really are motivated to sell their properties and sell them in the best light.
During the time prior to listing the home on the market I am working on getting the property repaired and cleaned making it show ready. I also get the utilities turned on and the yard under control.
During the time before it's listed on the market, my list of clients interested in REO properties around Orlando are notified of the properties getting ready to come on the market and their potential list price. Then the day I take the listing agreement these same people are notified that the property is now available for sale.
Giving my list of interested parties first dibs at looking at these homes and making offers, increasing their likelihood of getting one of these phenominal bank owned properties in Lake Mary or Orlando area.

"First dibs!" I like that.
I love selling bank owns.. but to be honest with you.... some agents ( now I am saying this as a bank owned buyers agent.. which means I show tons of them) have too many bank owns and they do not respond to buyers agent nor are they respectful. There are several that are amazing to work with but there are a couple in the Orlando area that are carrying like 30 bankowns and they are awful to work with, dont return phone calls to even let you know a property is still on the market or under contract so those of us that sell alot of bank owns actually are getting to the point if we see certain listing agents names our blood runs cold.... Its important for REO agents to take good care of the buyers agents too that show your listings.. I am sure you do this... but its awful for us as other agents to deal with agents who dont answer the phone, emails or give us even the remotest amount of help when we are trying to co broke with them

oh yes . I agree with kathleen, please remember to give buyer's brokers the professional response. yes that are bokers here that make me want to run the other way when I see their names .... the same ones that don't post any pictures on their listings...
