Looking to Buy A Home in Orlando - Set yourself up to get the lowest rates

If you are thinking about buying a home in Orlando one of the first steps you need to take is getting preapproved for a mortgage. One of the main factors of a mortgage is the interest rates, so why does 1 person get a better interest rate then another? Here is some reasons that can help you. Keep in mind with the past two years many lenders have burned so they have tightened most of their lending rules. 

To Qualify for any loan you must prove that you are a low risk to get the best terms. Part of that proof is your fico score. The lowest rates go to those with scores of at least 760 out of a possible 850. Boost your score by paying bills on time, reducing credit card balances to less then 20% of your limits and correcting any credit report errors. And you must show you have steady income.

So here is the difference of how credit score effects your apr which in turn your monthly payment.

 

A credit score of 760  gets and apr of 5.05%, but a credit score of 670 would qualify for an apr of 5.67% which on a $200,000 loan you will pay an additional $26,000.

First Time Hone Buyers Put the Brakes on Expectations


There is no doubt it's a buyers market. Inventory levels have never been better, coupled with the best interest rates in years and you have the perfect synergy effect for home buyers. However, buyers beware just because you have the perfect conditions does not entitle you to unrealistic expectations. While this market gives you the opportunity to buy a house, it does not mean you get the Tasmajal on a Clampett budget (pre hitting oil).

While you might be able to afford more home, do you really need it? Will you use all those extra rooms? Do you have time to handle the landscaping and mowing or do you need to hire a lawn company and add more expense to your monthly budget? Majority of my business is helping guide first time home buyers through the process of purchasing a home and more importantly helping them figure out the important aspects of their lives and ensure their homes fits their needs. 

One of my favorite sayings I tell people is "you cant change the lot, location or the layout" (ok with major renovations this can change). So dont always look at the cosmetics of the home, but rather does the location work for you, is it where you want to be? What about the lot? Lastly, does that layout give you goose bumps? Do you see yourself hosting a girls brunch on Sunday or having the guys over to watch the big game?

My job as an educator and as a licensed contractor is to help you see past those ugly cabinets and shag carpet that our grandparents had and turn it into a chic living space. Most my buyers often say but I barely have money for a down payment how could I possibly renovate a home? No problem when you work with an agent who has a passion for her profession. You might be hearing a lot of noise in the Real Estate arena, could all that noise be opportunity knocking? I read some great information and thought I would share it with those of you who have been on the fence about purchasing real estate here in Central Florida. First time home buyers now has never been a better time. Are you unsure if you can financial afford to buy or maybe people have been telling you to wait til interest rates or prices go down. If so then you need to read my blog about financing your real estate

 This is a Real Buyers Opportunity

We are in a buyer's market today in part because there's a surplus of new homes available. Why? "Investors drove prices to new heights in the first half of the decade, so they could flip purchases for profit. Builders started more and more new homes to meet the increasing demand. Then, as investors found it more difficult to turn an instant profit by "flipping" new homes, they began leaving the market. The result is excess inventory. Once that inventory is absorbed, the market is expected to return to normal - which for Central Florida means strong but sustainable.

But what about those surplus homes?

Builders would like to sell them before they pick up the pace of new construction. That's why now is the perfect time to buy a new home. Builders are currently offering unprecedented opportunities to buyers by discounting homes, giving away options and upgrade packages, adopting creative financing plans, paying closings costs, fees and taxes and much more.

While the surplus certainly plays a large role in today's buyer's market, there are several additional reasons why this is a uniquely advantageous time to buy a new home.

So what's the next Opportunity Buyers have in this market?

A Real Financial Opportunity

Rates are, in fact, comparable to 40-year lows nationwide, according to the National Association of Realtors; comfortably close to their record lows of only a year or two ago.

Plus the more mortgage companies find it necessary to compete - and they really are competing in today's market - the more their efforts will continue to keep mortgage rates as low as is economically feasible.

So waiting today for the market to become even more favorable tomorrow - hoping for lower interest rates and lower prices - could cost you thousands of dollars.

In short, it could be a monumental mistake to predicate your buying decision based on what you think might happen with mortgage interest rates. Even industry insiders can't make those predictions with any certainty. Odds are pretty good that you'll be even less successful than they are.

You're better off buying a home now, taking advantage of very favorable market conditions, and starting out right away to build equity and realize the tax benefits of homeownership.

Yeah that's great but I cant really afford anything!

A Real Pricing Opportunity

 In today's buyer's market, homebuilders are faced with the realities of one of the first laws of economics - supply and demand. An increased supply and decreased demand means that something has to give. The days when buyers would actually bid above the asking price, and stand in line just for a chance to enter a lottery to buy a home, are over.

Today builders & home sellers are dealing, presenting homebuyers with more inducements than ever to help increase traffic and sell more homes. Incentives run the gamut from free upgrades to favorable financing packages.

What all this really means is that now is an excellent time to take advantage of an unusual combination of circumstances. Buy now, while the pricing and timing are on your terms. And be aware that this buyer's market is a temporary situation. Once the surplus is gone - and every home that sells brings us closer to that time - there will be fewer discounts. Fewer upgrade deals. And fewer opportunities. Wait too long and that great deal you'd hoped for on the home of your dreams will be gone with the surplus.

You have probably heard how important first impressions can be. But did you know that within 15 seconds a buyer has developed an opinion of your property? This is why establishing the right first impression is critical to a successful sale! My team's goal is not simply to sell our client’s homes, but rather to help them realize the best price obtainable for the property. Based on proven marketing techniques, the following will introduce you to practical ideas on how to successfully prepare your house for sale. These suggestions require a minimum amount of time and expense and are designed to make your home stand out from the competition.

The Model Home Effect
The best way to make a buyer “feel at home” is to create an environment similar to that found in a model home. Now obviously you can not recreate the feeling of a perfect display home without starting from scratch, but there are some valuable techniques to be learned.

- Neutral, clean and clutter free environment
- The colors and decorating accent the home’s features
- The smell is new and clean and the lighting is bright
- All details are looked after, from manicuring the lawn to a
floral arrangement in the entry

The Home Front
Your property’s landscape is not limited to the lawn and shrubs but encompasses everything from the street to your doorstep. For this reason, you must make sure each component of the visual landscape looks it’s best. The real estate industry refers to this as “curb appeal”.

The Home Front
- Keep grass healthy (fertilized, watered, mowed and edged). Mulch beds fresh, shrubs trimmed and leaves raked. Plant flowers, pull weeds and clean up after pets.
- Power wash house, sidewalks, and/or deck or patio if needed. 
- Paint the house if needed as this is one of the best investments you can make to increase the value of your home.
- The doorway is the focal point of your home and if it needs; repainting, a hardware update, or a new light fixture do not hesitate to do so.
- Make sure the windows are sparkling clean.
- A quick painting of an old mailbox will let potential buyers know you care about the details. If outdoor lamps look rusted and worn out, replacing them will cast a positive light on your property.
- It is best that vehicles not be left at the home during shows however, if this can not be avoided it is best that they be detailed or thoroughly cleaned to create an overall impression.

Roof
The roof may be the single most important aspect of your home front. A well-maintained roof will say a lot about the overall condition of the property.
- Replace any broken or missing shingles
- Repair flashing where needed
- Paint eaves and fascia boards
- If the roof is old and needs to be replaced, consider having the work done before showing the property

Gutter/Downspouts
Neat and trim-looking gutters and downspouts make a house look shipshape and will help keep the basement dry. If these items are in disrepair you can count on this being addressed by the buyer’s inspector.

Driveway
Consider the surface condition of the drive-way, if it is an asphalt drive have it professionally resealed, or do it yourself with a high quality sealer. If yours is a concrete drive-way, power wash it to remove any stains. If needed apply a concrete cleaning solution and then power wash.

Why buy when I can rent til prices hit bottom

The best way to “play it safe” is to actually buy a home. Here’s why: studies show that owning a home is the best way to build household wealth. The sooner a person owns a home, the faster they begin to build up equity and wealth. When you buy a home, you are also purchasing price stability, knowing that you will pay the same monthly payment for the life of your 30-year, fixed-rate mortgage. Interest rates are so low you couldnt ask for a better time.

Now consider the current rental market. Where is the economic security in not knowing how much your rent will increase in the next three years? You don’t receive any tax benefits from paying rent, nor do you accumulate any price appreciation, as you would if you owned a home of your own. All of the economic fundamentals show that this is a good time to buy a home.  The real risk isn’t in buying a home, it’s continuing to rent.
