Realtors you are not allowed to Whine!

Whining by an Orlando area Realtor, mortgage broker, title company or anyone else about down payment assistance will not be tolerated.
I dont want to hear a whine come out of you. No ifs, ands, or buts, about it. I dont want to hear I wish they would bring these programs back or why wont these politicians listen. You had your chance and I just dont want to hear it.

There was a rally today in front of Sen. Bill Nelson's office. There were blogs, emails, phone calls getting the word out about the rally to promote the HHR 6694 bill. The bill dies at the end of the year but the new HHR 6694 bill will be put on the forefront of the House of Representatives agenda when they reconvene at the beginning of the year. The house has amazing support for this bill, however we need to rally the Senate and not just to give a thumbs up but to understand and rally behind the bill.

Agents you had your chance today to have your voices heard, to stand tall and proud and show your support for your industry, for the items that affect us and our clients. But where were all of you? Too busy, you say? Hog wash. At high noon stood 3 of us, signs in hand rallying downtown Orlando's support. The numbers slowly grew but we had a total of 7 people. Pathetic if you ask me. Are you saying there are only 7 of us in the industry that care about this bill. Only 7 of us not lazy enough to get up and do something about it.

I realize there are those of you against it, read the bill first before you make your decision. This is not the reason we are in this mess.



You can still voice your support to your local Senator about why HHR 6694 if important by visiting Down Payment Assistance sites like Ameridream.

When I was a kid, I lived in Michigan on 10 acres of land. Actually all of us that lived on the street had at least 10 acres. Needless to say it was a hike just going to play with the neighbor kids. Every Christmas my dad and I had a tradition. We would trek into our woods and cut down our own Christmas trees. I remember putting on my snowsuit and boots gloves and saw in hand, that was the fun part. The part that sucked was dragging that thing home. Not only was it cheap, but we found the most amazing full tree's that you just dont find at the places on the side of the road. One year we had a tree 8 or 9 ft tall. In the Spring, for every tree we cut we planted 2 or 3 more to replace that one. I can only imagine the trees that are back there now some 20 years later.

Lake Mary residents if you havent purchased your Christmas tree already and you want to go with a real tree, dont stop by the local vendor on the side of the street. Start your own family tradition and cut down your tree at one of the near by Tree-cutting farms. Sorrento is a short 15 minute drive from Lake Mary. This is one of my favorite places to pick your own strawberries in February. 

Practically a native to the Lake Mary area I have lots of tips and information about moving to Lake Mary that most dont know.

This is a new edition in a series of blogs about Real Estate in Central Florida. I currently blog about What's Hot & What's Not in Orlando, a weekly look at the top listings for sale and recently sold properties.

This series will go over my top picks of bank owned real estate in both Seminole & Orange County, FL. I will break down my top picks by area and price points. Each week will feature a new list of real estate for sale.

Definitions:
REO stands for Real Estate Owned or Bank Owned and it refers to a property that has gone back to the bank, or the mortgage company, after an unsuccessful foreclosure auction.

A short sale is a property that is for sale where the value of the property is less than the amount owed to the bank(s) that have lent on the property, thus the seller is asking the bank(s) to accept something "short" of what is owed.

Using an FHA home loan to purchase an REO property can sometimes be impossible, unless you have an agent who knows the system. REO properties will request that all contracts be AS-IS. FHA has lowered it's requirements over the years but there are still issues that an appraiser will flag that could hinder a buyer from purchasing a home such as WDO items and active leaks. However by using certain streamline programs with and FHA loan we can still get you that home financed.

I have helped 5 families in the past month successfully purchase bank owned properties at a heavily discounted price plus all of their closing costs paid and a home warranty! Their maximum out of pocket expense towards the home was $1000.

Buyers dont base your decision around your couch

I specialize in working with First Time Home Buyers and have heard this line time and time again. I love the house, everything is perfect, but "I just purchased a new_____ (bed, table, couch) and it wont fit in the _________ (bedroom, dining room, living room)" You fill in the blanks, but either way you fill it in, it's still the same sad excuse.

Part of my job as a buyers agent for First time home buyers is to help educate you and help you see past the little hurdles that often times hinders buyers from purchasing the right home. Your furniture is not part of the buying process. Purchasing a home is one of the largest financial decisions you will make, do you want to base it around a couple hundred dollar couch? Stick to your needs and wants list. I understand you recently purchased a new oversize couch and that you are proud and happy of this purchase because it's your first real piece of furniture. It's not a couch that was given to you by a friend or relative that has seen many bad nights in your dorm or apartment.

There are certain things that can be changed in life, flooring, paint, furniture, boyfriends/girlfriends, all can be easily changed. However the lot that a home sits on, the location of the neighborhood and the overall layout of the home are not readily changeable. These items should be first priority to fit your needs list. Remember this is a place that you are going to rest your head for the next few years and in my opinion your plan should be for at least 5 years.

So if your plan is a 5 year one do you think that couch you purchased will still be with you in 5 years or will you change your mind? Will you then be disappointed by your home purchase based around an easily disposable piece of furniture? My suggestion leave your furniture out of the decision making process. If your furniture wont work, surf your way over to craigslist and make a little extra cash. Don’t go furniture shopping the day after you move in. Upgrade it later on once you have lived in the home for a little time. You can have empty rooms for a while, no one is going to yell at you. Save up until you can afford what you actually want instead of buying furniture just to fill a room. In the end you will be much happier with your decision and calling your house a home.

It's Official Downtown Orlando finally gets our Movie Theater

Downtown Orlando residents have battled for years to bring a big screen movie theater to the downtown Orlando area. It's one of the missing key components to make Orlando a true city. We thought our dreams were realized back in 2006 when Kuhn had started building a theater in the Solaire / The Plaza building. Of course over the past year or so those dreams have been dashed continuously, until recently. The long-anticipated, 12-screen downtown movie theater will open in The Plaza on Orange Avenue in July — really!

The reason this time is different is because the city is behind the deal and is giving the money necessary to obtain the movie theater operator. The firm that purchased the space wants to create a high-end experience at the theater and has plans for new seating with fold-out tables, more upscale hot food choices and a completely redone lobby. The theater also will include two wine bars that front Orange Avenue.

I know I cant wait. If you have contemplated purchase real estate in downtown Orlando now has never been a better time. Home prices are at their lowest since 2004 and over the next 4 years Downtown Orlando will experience a boom it has not seen before, it will become a true city with an Urban lifestyle like other large metropolitan areas, something it has been missing.

Downtown Orlando lights up the night with a Santa Parade

Santa and all his friends will be visiting Orlando residents this Sunday, December 14th in a very magical way. Before he makes his appearance there will be a full day of free and fun activities for the whole family. Since 1934, generations of families have been spoiled with "free" non-stop holiday entertainment during this show-stopping parade. But before the parade there will be,

Holiday in the Park
to be held at Lake Eola Park featuring food & commercial vendors plus entertainment. Talent performances will take place as scheduled on the Lake Eola stage from 12:30 until 5:00pm, on Sunday, December 14th. FREE!!!

Performances include future Expressway to the Stars contestants, Renaissance Fair demonstrations, and song and dance production numbers by The Pop Shop and Authur Murray Dance Studio. KIDSVILLE will be set-up in the park sponsored by Kidsville News! of Central Florida. Park activities include games, inflatable bounce house PLUS appearances by Captain Candy Cane, Mrs. Santa & Santa Claus, Kidsville News! Truman the Dragon, Despereaux from Universal Pictures and animal actors from the new movie The Dog Hotel sponsored by Regal Cinema.

But for the true highlight of the day is the stunning light spectacular parade that will take place that evening, scheduled to sashay through Downtown Orlando's historic district on Sunday, December 14th, 2008, from 6:00pm until 8:00pm.

The two-hour procession featuring over 90 entries is themed Light Up the Holidays and will feature Grand Marshal Ronald McDonald plus Orlando's own Ericka Dunlap, Miss America 2004 with a star-studded lineup and celebrity appearances by sound effect master and comedian Michael Winslow (Police Academy), 4-time Olympic Gold Medalist Edwin Moses and actor Johnny Martino from The Godfather. And, of course, we can't forget Mrs. Claus and the main man that kids of all ages come to see...Santa Claus himself.


The parade will circle Lake Eola Park starting at Magnolia and Livingston Street and sashay down Rosalind Avenue to the Stanley Steemer Red Carpet TV taping area set-up in front of Lake Eola Amphitheater. The parade will head east on Central Blvd. towards Thornton Park then south on Summerlin Avenue where the parade ends at Howard Middle School. Staging will take place on Magnolia Avenue between SR 50 and Livingston Street.

I will be watching from my balcony on Summerlin with a cup of hot coco in hand and video tapping the whole parade. It's a fantastic time for families of all ages. Hope to see you there!

Orlando Real Estate market has never been HOTTER!!

Orlando Home Buyers and First Time home buyers do I have news for you. Our November market areas statistics were just released and the news is amazing! Like most of us successful Realtors have been saying there has never been a time like now to purchase a home. 5 Years from now there will be those kicking themselves for not purchasing a home or purchasing more homes as an investor.

First time home buyers have the best conditions since March 2004 to purchase a home in the Orlando area, as a decrease in the median sales price of homes sold in November. This pushed the first time home buyer affordability index up to 96.09%. In addition, inventory of houses on the market is stocked with more than 6,030 homes in the average first time buyer’s price range of $136,422 or less. WOW!

So what does that affordability index mean? It means that with the area's median wages only 3.91% of the Orlando area's population cannot afford to purchase a home in that range. So out of 100 people 96 of them could comfortably afford a home in the Orlando Real Estate market.

November’s median sales price of $167,025 is a decline of 28.90 percent when compared November 2007’s median price of $234,900 and a decline of 4.91 percent when compared to October 2008’s $175,650. However for those of you not first time home buyers this means you have an affordability index of 135%!!!

Yes prices are still falling slightly, but with interest rates down and coming down the utopia of buying is here. We can never pin point the exact bottom or height of a market but if you look at all the conditions all signs point to BUY!

The number of pending sales, considered by housing economists to be a reliable predicator of future sales activity, continued its five-month upward trend to 3,326. There are 84.2 percent more homes under contract in November 2008 than compared to November 2007.

If you have been on the fence about purchasing a home, then you owe it to yourself to get educated. Im not here to sell real estate. That's not my job. My job is to educate, to console and to negotiate deals. The house sells itself, either you like it or you dont.

What Sold in Lake Mary in November 2008

While the month of November does have a few Holidays in the month, Lake Mary still had strong closings. I suppose people realize Lake Mary was ranked #4 Best Place to Live by Money Magazine.

 

The area saw a total of 31 sales for the month of November. There are currently 532 properties for sale at the current absorption rate it would take 17 months with no new listings coming on the market to sell all the homes in the Downtown area.

The least expensive property sold for $54,900 it's a 1/1 condo located in Regency Park at Lake Mary (there is actually a tie).

 

The most expensive property sold for $1,290,700 it's a 4/4 home located at Carisbrooke.
