I have sellers that want to include their 2007 Z07 corvette with the purchase of their home, offer must be near or at purchase price. Thoughts on this? I think it would make for some great marketing, but I dont feel this will really sell the house. My thought is I would rather have the money off the house then the car, but then again it's always nice to have a free car like that. Has anyone done this what are your thoughts? Receiving an offer

The other day I received an offer on one of my listings. It was from an agent I had meet earlier this year and have attended numerous events with. Now I do realize we are in a buyers market and prices are down but I try to do my best to properly price a listing and price it even a tad under market. The offer I received was $40k under what the list price is, this is well below what the seller paid for the house almost 4 years ago. When I told my seller of the offer price he didnt even want to counter back he was completely insulted. So I talked with him a little and said why dont we at least verbally throw a number out there and see what we can get done. I didnt want to deal to just die even though the offer was insulting.

Long story short the buyers came back at $190 and said they house isnt even worth that we can get something brand new for $20k more. So I asked the agent where they were looking and the neighborhood is in a seedy part of town where most people dont like to live and my listing is in Lake Mary, ranked #4 place to live in america. Hmm some how I dont think you are comparing apples to apples. I asked the agent if he comped the house out which he explained he didnt. Isnt this a disservice to your buyers to not explain all the advantages or disadvantages over one of or the other? Isnt it our job to educate them on the market, resale potential, some information on the area and where to find demographics?

Oh well it was nice to think I could sell another one of my listings in this market under 2 weeks but guess it was just too good to be true.

Have you seen the new $5?

I dont know about you but I swear our money keeps looking more and more like monopoly money. Yes the 5 in the lower corner is that large and it's purple. We dont put purple on our money. I understand we are trying to thwart counterfeiting, but geez. Oh and speaking of monopoly has anyone seen the new monopoly that no longer uses play money but a calculator and a credit card. Doesnt that defeat the entire purpose of the game. It's bad enough most cashiers cant count money back the proper way or make change with out the cash register now we are making monopoly a mindless game.

Are you a licensed stager and realtor? Benefit?

I have heard a lot of realtors taking these 2 day courses to become accredited stagers. From what I have heard it's mostly commen sense but it's a great marketing tool. So how many of you have this accreditedation and are realtors? Do you find it to help promote your business and give you a leg up on the competition? I can see the benefit of being able to tell a customer how to arrange their future and do it as part of your real estate services.

It's Great to live in Orlando here's why....

Today I worked with a couple from Canada, well I guess it depends what day you ask them, they have properties and live all over the world. I would have liked to have spent more time with them today. They are a great couple and very interesting. The wonderful thing about working with out of state buyers and even out of country buyers is telling them all the wonderful things there are to do here in Orlando. Most things that I forget myself we have.

One of the great things here in Orlando is our pleathera of restaurants. I read some where sometime ago that if you ate in all of our restaurants a different one for every meal it would take you roughly 3 years to try every single one. Dont forget about the dinner shows, you can choose from comedy, dancing/singing, adventure and mystery.

We also have the numerous disney theme parks, universal studios and islands of adventure, with Halloween Horror Nights starting next week. Yippy one of my favorite things.

There is also the Orlando Art Museum, the Science center, Titanic Experience, Wonder Works, many small performing arts venues, Improv comedy club, numerous bars and club, shall I go on. Enjoy a football game in the all new UCF stadium or watch the magic play or even catch a concert.

We have hundreds of miles of biking/jogging trails, state parks, area's to canoe and swim in the springs. Take in wildlife sight seeing such as black bears, alligators, deer, manatees, eagles and hawks. Oh wait I forgot our beloved armadillos too. Or if you prefer your animals behind glass, there is the Central Florida zoo, gatorland, animal kingdom, sea world and discovery cove.

Numerous hotels and outlandish pools and water slides.

I almost forgot the revitatlized Church street station will be open again within the year, Kuhn is bringing it back to it's hay day. The all new farmers market is a sure treat. Grab some locally grown produce, sample local cuisine, pick out a tropical plant or two or simply enjoy Lake Eola with a cool beer from the beer garden.

A mall around every corner, my personal favorite the Millenia Mall. Im sure I am forgetting half the things there are to do right here in Central Florida. For a short drive you can watch a space launch up close and personal enjoy our miles of pristine beaches and waters.

Our summers maybe a tad warm but 9 months out of the year this place is true paradise.

Thank you to my buyers who helped me rediscover whats in my own back yard.

Working with builders & how to get their listings

As you know a lot of builders have unrepresented people walk into their office looking to purchase one their brand new houses (ok maybe not a lot but a handful). The people want to buy but have to sell their homes first. As we all know they cant help them, but how do we get these builders agents to promote us to help them make a sale and to help us list this potential buyers property? Has anyone worked with a builders rep like this? Suggestions, thoughts?
